I think a good realtor is the way to go. Where do you live? You might want to move South toward the city, Ballard, Freemont, Capital Hill, Queen Anne or move North into Bellingham or possible east to get more land.
Good luck with the sale. I have some awesome neighbors and our house is close to Northgate. OUr neighborhood is up and coming, so there are not any stuck up people yet.
yea the other way to sell it is to advertise the hell outta it, see if you can get your house in the newspaper for a really reasonable price(in our newspaper sometimes they feature homes) and i know a friend, his house went in the newspaper and sold for a boatload more than its really worth
